Evictions for Lease Violations
When a tenant violates their lease, a landlord can take steps to get the tenant to stop these actions. If the tenant does not stop violating the lease, an eviction for cause can commence. This process involves giving the tenant a set amount of time to fix the issue and then if not addressed, the case can be sent to the court to have a date set that the tenant needs to leave the property. If you feel your tenant violates the lease you can contact us for a review of the lease they signed and advice on the next steps.

Housing Court Representation
City and County inspectors can write code violations on a property giving the owner time to address and make fixes to the property. If the owner does not make these changes the violations can be sent to housing court. Attorney representation is now required for court and we are here to help. We will appear for each court date and submit evidence to the court of work completed on your violation or ask for more time for the work to be completed. Fines can be issued on a house that is in violation with the work left incomplete or a missed court date, these fines can be hundreds and sometimes thousands of dollars, let us ensure your case is closed out when the work is done.

Non Payment Evictions
When a tenant signs a lease, they are committing to paying rent, on time, for each month they reside in the unit. If a tenant stops paying rent, there are legal steps you can take to get the tenant back on track or in some cases removed from the property. This process can be confusing and includes a lot of steps to ensure the case is processed correctly.
